THE ROLE:
MEP Estimator | Design-Build Construction Management for Life Sciences | RETAINED
DESCRIPTION:
We have been retained to identify an MEP Estimator for our client based in the Philadelphia Region. This individual will be responsible for supporting the estimating and preconstruction team through the development of detailed quantity takeoffs, discipline-specific cost estimates, and conceptual budgets for mechanical and process piping systems. This role focuses on the mechanical scope of work, including plumbing, HVAC ductwork, mechanical piping, and process piping systems.
This position is intended to function as a supporting role within the estimating group and is not responsible for leading overall project estimates or managing estimating teams. The Mechanical Estimator will work closely with the Estimating Manager and broader preconstruction team to ensure accurate and consistent development of mechanical scope and cost information across all phases of design.

Our client has expertise in complex facility projects including labs, cleanrooms, and GMP environments.
Strong focus on quality, compliance, and delivering projects on time and within budget.
It is preferred that this individual have experience with technical or life-science facilities, including familiarity with process utilities and specialized systems.
As well as experience with stainless steel piping, high-purity systems, or similar process piping applications.
HIGHLIGHTS OF RESPONSIBILITIES:
Read and understand plans and specifications for complex projects.
Read and understand Basis of Design or Design Narrative and conceptual plans.
Perform detailed quantity takeoffs for mechanical systems, including plumbing, HVAC ductwork, mechanical piping, and process piping, based on design drawings and project documentation.
Review and interpret construction drawings, specifications, and Process & Instrumentation Diagrams (P&IDs) to accurately quantify mechanical and piping system requirements.
Support the development of cost estimates at various stages of design, including conceptual estimates, schematic design, design development, and construction document phases.
Develop conceptual budgets for mechanical and piping systems, particularly during early phases of design when project information may be limited or evolving.
Assist the estimating team in the development and definition of mechanical scope of work to ensure completeness and alignment with project requirements.
Support progress drawing estimates by updating quantities and costs as design information becomes available and more defined.
Assist project teams, when needed, by preparing mechanical-related bid comparisons and supporting scope leveling and review efforts.
Maintain and update mechanical and piping cost history, including unit costs, labor productivity, and quantity benchmarks, to support ongoing and future estimating efforts.
Collaborate with the estimating and preconstruction team to ensure consistency in estimating practices, assumptions, and documentation related to mechanical scopes.
Participate in internal estimate reviews and provide input specific to mechanical systems and piping scope.
DESIRED SKILLS AND QUALIFICATIONS:
One must be detail-oriented with excellent communication and organizational skills and have an interest in all facets of construction.
Expertise in conceptual estimating, $GMP, CM at risk, and hard bid environments.
Experience in all aspects of procurement for design-build, CM at risk, and hard bid, projects.
Experience with preconstruction cost controls involving cost estimating, cost analysis, and value engineering.
Strong understanding of mechanical systems, including piping, HVAC, and plumbing systems.
Basic knowledge of CSI coding and conceptual estimating process.
Must be Multi-project capable and able to work from model based solutions.
Computer software -- Microsoft Office Suite, specifically Excel-based templates, Planswift, BlueBeam, and MS Project
Experience working for a mechanical contractor or within an estimating or preconstruction environment with direct involvement in mechanical scopes.
Ability to read and interpret construction drawings, specifications, and P&IDs.
